One of life's best teachers is experience. A child who gets burned quickly learns to be careful around fire. 

Over the years, I went through some burning experiences in property investing. These horror stories, along with those of some of my friends' are outlined in this book. I hope that you, the reader, can benefit from the lessons obtained from going through these and save you the hassle of having to experience them yourself. I presented each horror story in the following format: 

The Story: This section recounts the experience from the writer's perspective; 


Analysis:
This section attempts to break down the possible causes of the incident, as mentioned in the story, by asking the following reflective questions: 

  1. What were the factors that led you to make this decision? - This question brings to light all the possible reasons behind this choice.

  2. How could you do things differently next time? - The writer lists down all the other alternatives that could have been available at that time.

  3. What were the key learnings from this experience? - Here, the writer enumerates the lessons that the incident taught them.

  4. Have you implemented these? - In this section, the writer provides examples of how they improved their decision-making process, thus cementing the learnings from the incident.

Reflection:
This section summarises the lessons and ways to apply them in the future, presented in a distilled and bite-size form.
